Documents You Need to Rent a Home (2026): A Tenant's Checklist

The documents landlords ask tenants for, what to watch for in the deposit and eviction undertaking, and how to keep the whole rental file in one bundle.

Renting a home means pulling together many documents in a short time: ID, proof of income, guarantor papers, the lease… and some of them are sensitive (income, national ID) while others carry legal risk (deposit amount, eviction undertaking). This guide covers what to prepare as a tenant, common mistakes, and how to keep the whole file organized in one bundle.

Documents typically requested from a tenant

  • ID — national ID card (front and back).
  • Proof of income — employee: payslip + social-security record; self-employed: tax registration; retiree: pension statement.
  • Residence certificate — obtained from e-Devlet (Turkey's e-government portal).
  • Guarantor documents (if required) — the guarantor's ID and proof of income.
  • Lease agreement — signed by both parties (usually two copies).
  • Deposit receipt — proof the deposit was paid.
  • For utility accounts: DASK (mandatory earthquake insurance) policy, electricity/water/gas subscription documents.

Watch out for the deposit and eviction undertaking

These two are the most common sources of dispute:

  • Deposit. Under the Turkish Code of Obligations, the security deposit for residential leases is at most 3 months' rent (Art. 342). If more is requested, you have the right to object.
  • Eviction undertaking. For validity, the date of issue should be after the start of the tenancy (per Court of Cassation precedent). Avoid signing one with a blank date.

These seem minor but cause serious problems later; read before you sign.

Gather the whole rental file in a "Capsule"
